What Makes Brick Different From Every Other Exterior Surface

Brick is porous. It absorbs and releases moisture constantly, and paint that traps that moisture inside the wall instead of allowing it to pass through will eventually fail — and can cause damage to the masonry behind it. This is why product selection on brick is not negotiable. Masonry surfaces require breathable, elastomeric, or masonry-specific coatings that flex with the surface and allow vapor transmission. Standard exterior latex applied directly to brick without the right primer and product is a setup for peeling and spalling.

Mortar joints are the other variable. They weather differently than the brick face, absorb product at different rates, and any joints that are cracked, recessed, or deteriorating need to be assessed before painting. Paint will not hide deteriorating mortar — it will follow every crack and recess and make the condition more visible, not less.

Efflorescence — the white mineral deposits that appear on brick over time — must be fully removed before painting. Paint applied over efflorescence will not bond and will fail quickly at those areas.
