Fascia and soffits are among the most overlooked surfaces on a home’s exterior — and among the first to show serious deterioration when they are not maintained. They sit at the roofline where water runoff, ice dams, and gutter overflow do their worst damage, and they are typically not visible from ground level until the problem is already significant.
At Chagrin Falls Painting Company, fascia and soffit painting is part of our exterior painting work across Northeast Ohio. It is detail work that requires the right access, the right prep, and the right product for the material.
Why Fascia and Soffits Are High-Risk Surfaces
Wood fascia boards take the most abuse of any surface at the roofline. They sit directly behind the gutters where water backs up, and in Northeast Ohio that means repeated freeze-thaw cycles working against the paint film and the wood itself all winter. Paint failure on wood fascia almost always starts at the top edge behind the gutter where moisture sits longest and ventilation is minimal.
Soffits have their own set of challenges. Vented soffits accumulate dirt, mildew, and moisture from both sides — exterior weather from below and attic condensation from above in homes with inadequate ventilation. Paint on a soffit that is dealing with moisture from the attic side will never hold long-term regardless of how well the exterior prep is done.
Aluminum-wrapped fascia is common on older Northeast Ohio homes and presents different issues. The wrap can loosen, trap moisture behind it, and the existing paint oxidizes and chalks over time in ways that need to be addressed before repainting.

What Our Fascia and Soffit Painting Process Involves
We start with a condition assessment of the fascia and soffit material — wood, aluminum wrap, vinyl, or composite — and identify any areas of moisture damage, paint failure, or substrate issues that need to be addressed before painting.
Prep includes cleaning surfaces thoroughly, sanding and scraping loose or failing paint as needed, spot priming bare or problem areas where applicable, and caulking gaps at joints and edges where applicable to prevent future moisture intrusion.
Product selection is based on the material and exposure conditions. Application is done with attention to the vent openings on perforated soffits to avoid blocking airflow.
Most fascia and soffit work is completed as part of a broader exterior job but we handle it as a standalone service as well.
